Legal Fee and Other Costs

The following fees should be used as a guide only as they are usually scaled according to the sale price of the property.

The properties are sold with full title deeds and the paperwork is handled by fully qualified solicitors. English speaking solicitors are available for your own peace of mind. We can introduce you to local tradesmen for any work you may require on your property. If you are returning to the UK we will be pleased to oversee this work for you. We also offer advice on all aspects of building a new house, such as plans and permits. We can arrange the entire build for you if required.

Solicitors Conveyancing Fees

This is usually about 275 Euros, depending on the amount of work involved.

Purchase Tax

This is 6% of the declared purchase price on all properties, it is due within 30 days of signing the deeds.

Notary Fee

Generally this is 150 to 275 Euros, depending on the sale price. It is due on signing the deeds.

Registration Fees

Approximately 60 to 150 Euros, depending on the amount of work involved at the registry office. It is due within 30 days of signing the deeds.

House Renovations

The costs vary considerable depending on the requirements. Most houses can be made habitable from approximately 15,000 Euros.

New Houses

The cost of building a new house is from about 600 Euros per square metre plus 7% VAT. There is also a Project Fee for the architect scaled to the size of the house. As an example the Project Fee for a small 2 bedroom house would be about 3,000 Euros. Due in two installments, one payment of 75% at the start of the project and the remainder on completion.

Building License

Any major work carried out on a house should have a building license, which is normally 2% of the estimated price. This is scaled to the size of the house and would be approximately 510 Euros for a small house. It is payable at the start of the project.

Certificate Of First Occupancy

Generally this is about 150 Euros.

Water & Electricity

Connection Charges vary depending on the distance of the mains supply to the house. If electricity lines are already connected to the house the cost is approximately 380 Euros but if the lines have to come any distance it can be much more expensive. As a guide price electricity is approximately 1:50 Euros per metre and water 1:00 Euro per metre.

Swimming Pool

A 4 x 3 metre pool costs about 15,000 Euros depending on the finish required.
